Information for Tenants
Information on references
When you make an offer for tenancy of a suitable property, all prospective Tenants over the age of 18 years will need to complete reference forms and return them within three days.
Using the information you provide, we will then start the referencing process, which takes between two and five working days, depending on the responses of your referees. In some cases where a guarantor is required, we will need you to complete additional forms.
Information on tenancy payments
All new tenancy applications require a Holding Deposit of one week’s rent subject to contract and satisfactory references. Your Holding Deposit will be refunded against your first month’s rent.
Should you wish to make any alterations to the terms and conditions already agreed, including changing the tenancy commencement date, which will necessitate amended documentation to be provided, an administration charge of £50 including VAT will apply.
Information on Tenancy Deposit
The usual Tenancy Deposit is equivalent to five weeks rent.
Once the referencing process has been completed, the Tenancy Deposit (equivalent to five weeks rent) is required to be paid. Once this is received, the Tenancy Agreement can then by signed by all parties.
The first month’s rent must be received in cleared funds no later than three days prior to the tenancy commencing, paid by advanced BACS transfer or debit card.

Information on inventory and key collection
An inventory document will be used to verify the condition of the property when your tenancy begins and again when you vacate, and can protect your deposit in the event of a dispute.
You may collect the keys to your new rental property from our offices on the start day of your tenancy, during the hours of 9.00am to 5.00pm Monday to Friday.
You will be responsible for the property for the duration of your tenancy, immediately reporting any damage or problems which may arise to Marchand Petit Estate Agents or the Landlord.
When you leave the property, it will be checked against the inventory. Any discrepancies will need to be rectified at your expense before the deposit or balance of it can be released.
We strongly advise that you take out your own Contents Insurance for the duration of your tenancy.
Information on rental payments
We will provide you with written notification of the rental payments bank account to make payments into by standing order. You will need to ensure that rent has cleared into our account by the due date of the tenancy agreement, otherwise a late charge will be applied.
If the property is not managed by Marchand Petit Estate Agents Lettings, the name and address of the Landlord will be sent to you in writing, for any necessary contact.
You, the Tenant, are responsible for paying all household utility bills for the duration of the tenancy.
